Your new role
They are seeking a resolute and experienced Property Manager to provide comprehensive property management services. The individual will be responsible for overseeing the day-to-day management of a portfolio of eight sites, including 5 Managed Workspace Business Centres, each with an onsite Centre Manager.
The role will involve:Portfolio Management - Inspect and understand the full extent of the property portfolio, Engage with centre/property managers to effectively manage resources.
Planned Maintenance - Develop and implement an ongoing planned maintenance programme aligned with the 2024/2025 budget, Instruct contractors and ensure repairs are conducted correctly and safely.
Lease Management - prioritise and managing major lease-related events according to a strategic estate management plan. Instruct external advisors when needed.
Health & Safety Compliance - Ensure all H&S compliance is managed in line with advice from external risk advisors, Maintain a safe and secure environment across all centres and the portfolio.
Legal Advice - Take and act on legal advice from retained legal advisors as required. Property Database Management - Maintain an up-to-date property database with all licences and lease information.
What you'll need to succeed
The ideal candidate will possess reasonable knowledge of landlord and tenant matters, including rent reviews, lease renewals, lease breaks, dilapidations, new leases, service charges, and business rates. They should have experience of planned maintenance and high-level development, including contractor management, along with a good understanding of statutory health and safety requirements for commercial property owners. Ideally, you will hold a MRICS qualification. Additionally, the candidate should have the ability to communicate effectively with a wide range of stakeholders, coupled with strategic thinking and leadership abilities.
