Our public sector client has an extensive and diverse corporate portfolio including investment, operational, community and public realm assets and are seeking an experienced and Chartered Estates Management professional to lead on the Property Management division, managing a small team of Management Surveyors and Assistant Surveyors.

The Principal Estate Manager will report directly to the Head of Property to strategise and maximise rental and capital receipts from the commercial portfolio at a strategic and operational level; reviewing and assessing the portfolio to provide input and to inform the council's longer term strategic visions for the commercial estate.

The role will be responsible for devising a programme of Landlord and Tenant activities for income generation, to include lease renewals and rent reviews, as well as advising and collaborating on asset disposals and acquisitions.

The Principal Estate Manager will also lead on the day-to-day property management of the commercial portfolio, supporting the wider Estates team to minimise outgoings and maximise income as well as mitigating risk for the council.

Principal Accountabilities:

1 To provide lease advisory services including advising on terms for lease events on a mixed commercial and operational portfolio.
2 To negotiate and progress through to completion landlord and tenant agreements, to include renewals, surrenders, wayleaves, easements, assignments and releases of covenants.
3 To lead on and devise programmes to maximise income on the investment portfolio, monitoring and managing tenant arrears to reduce and mitigate outstanding rents due across the portfolio.
4 To manage a team of estates professionals; to include Management Surveyors and Assistant Surveyors.
5 To manage and initiate procurement of external property professionals and contractors, to include producing procurement documents, tendering works and evaluating submissions for a vats range of property advisory services
