Air Conditioning Project Manager
£50K, London/Kent
I m currently looking for a Project Manager to work for a well-established, successful contractor specialising in the installation and maintenance of Air Conditioning services. You will be expected to travel to their sites across London and also travel to their office when required based in Maidstone.
Job Role/Responsibility
* Assess project, to complete site-specific RAMS and relating Health and Safety documentation
* Health and Safety folder to be on every project and updated weekly
* Ensure operatives adhere to strict PPE requirements
* Work with our H&S team
* Manage and coordinate construction projects from conception to completion
* Procure labour teams, with the focus on better buying, for projects and ensure they have all the relevant information required
* Ensure financial buying sheet is filled out on every project and each project is making 20% or more. Very important projects are better bought to maximise LAC profit margins.
* Projects are delivered in accordance with Client agreed budgetary and programme requirements and ensure that all projects are being effectively delivered to the Client's satisfaction
* Analyze, manage and mitigate on-going risks and issues and produce mitigation plans where necessary
* Be initial point of escalation for project issues to the Operations Director
* Innovation and solutions are always offered.
* Place all sub-contractor and supplier Purchase orders on the project
* Raise sub contractor payment certificates for sub contractor to invoice against
* Sign off Sub-contractor and supplier invoices
* Understand project when handed over reading through all drawings and specification to make sure LAC comply and satisfy our clients.
* Submit all RFIs, Technical submittals and construction drawing to client for approval
* Attend weekly onsite PM meetings
* Hold Tool Box talks
* Hold monthly Environmental Tool Box Talks
* Send weekly H&S update report and site Audit report to the client
* Manage Access equipment suppliers and ensure all equipment is off hired at the end of the project.
* Send out LAC monthly applications to clients for approval
* Chase payment Certificates from client and send to accounts to invoice once received
* Build good relationships with clients ensuring these are maintained to a high level which produce future work.
* Attendance at internal / external seminars & courses to keep technical knowledge relevant and up to date
* Uses technical knowledge to offer best value / solution to client.
* Spend sufficient time in the office completing paperwork 1-2 days per week as required
* Close liaison with Directors to develop a professional team orientated ethos.
* Regular attendance at all internal / external meetings.
* Saving all documentation onto the server in the correct files
* Compile operation manuals and send over to our client
Necessary Qualifications
* Educated to A Level standard/City & Guilds/NVQ Level 3
* Strong Communication skills with Senior Management and Clients
* Proficient in Microsoft Office
* Show initiative with regards to improving systems managed under the role
* The ability to prioritise your own workload
