Property Lettings Agent

The Position:
We are looking for a full-time Property Lettings Agent to join our team. As a Property Letings Agent, your will be responsible for dealing with every aspect of a tenancy, including lead generation, property viewings, tenancy negotiation, property maintenance and safety and compliance. As a front facing role, your communication skills will play an important part as you act between our customers (tenants) and our clients (landlords).

Based in the historic city of Canterbury, Kent with 3 large universities and over 30,000 students, plus a growing number of professionals commuting to the Capital, this is an exciting and popular place to live and work. Our office is 2 minutes from the town centre, bus station and Canterbury East railway station and 10 minutes from Canterbury West railway station.

• Hours of work: Mon-Fri 09:00-17:30 and 2 out of 4 Saturdays with 1 week-day off in lieu
The Responsibilities:
Your main responsibility is to your client – the landlord. You must appreciate landlord’s legal responsibilities and ensure they adhere to them. You will need to keep up to date with legislation, changing trends and market conditions. You will help secure suitable tenants for the landlord’s property and deal with maintenance issues during the tenancy.
Broadly, you will be required to:
• Help tenants find properties through property advertising, lead generation and accompanied viewings
• Assist tenants with applications to reserve property and negotiate tenancy agreements
• Welcome tenants to their new home, including carrying out pre-tenancy inventory checks
• Conduct periodic inspections and be responsible for day-to-day property maintenance
• Help manage contractors and trades people who carry out repairs
• Find the most time efficient and cost-effective ways to resolve tenancy issues
• Undertake check out reports, oversee deposit returns
• Undertake end of tenancy surveys to help improve our service quality
• Build strong relationships with tenants and landlords through excellent communication
• Help find new landlords and grow our property portfolio
The Person:
Essential
• Minimum 1 year’s lettings experience, or an equivalent customer service role
• A valid driver’s license
• Competent use of MS Office and relevant databases and software
• Good communication skills
• Experience working in a team whilst being responsible for yourown work schedule
• A level or higher qualification or equivalent experience
• Excellent literacy and numeracy skills (minimum GCSE Higher Level Maths and English at Grade C or equivalent)
Desirable
• NFoPP level 3 in Property Management
