Salary - Basic £18-25,000 - £30/40,000 Ote + Car Allowance (based on experience)

Coles Group was established in the early 1980’s. It now stands as one of the few truly independent and sole trading agents left in central Kent. We are a family run company and rely heavily on employing a committed and trustworthy team of staff.

As a small company Coles Group expects its staff to be willing and able to assist with a variety of duties as necessary. You will have your main duties that you are responsible for but as and when needed you will be expected to cover for colleague’s work during busy, holiday or sick times.

Office Hours:
Monday to Friday – 9am-5.30pm (with 1 hour for lunch)
Saturday – 9am-4pm (minimum of two Saturdays a month with time in lei in the week)


About the job:

• Maximise the overall income and profitability of the branch
• Recruit, induct, train, manage a lead your own team
• Maintain regular contact with the company’s clients
• Carry out viewings and market appraisals in a professional and efficient manner
• Keep up to date with regulation changes
• Coming up with new marketing ideas
• Keep targets on staff and help enhance their performance
• Create quarterly newsletters for our landlords.
• Register applicants and match applicants to properties.
• Supervision of an effective applicant database, ensuring regular contact is made with all prospective tenants.
• Achieve pre-agreed targets
• Liaise and negotiate offers between landlords and tenants.
• Communicate with landlords with regards to marketing feedback, viewings and hot prospects, put forward offers from applicants and agree terms with landlords.
• Provide practical solutions to landlords with regards to achieving a prompt let.
• Generate new and repeat business opportunities for market appraisals, instructions, viewing and lets.
• Maximise board presence and promote brand awareness at all times.
• Canvassing / leafleting to seek new business opportunities including targeting competitors.
• Signing up tenants and working through the process.
• Ensure all tenancies commence in line with legislation
• Ensure offers are accepted, all terms agreed and application forms are completed in full by prospective tenants.
• Take deposits and record receipt of all monies.
• Progress transactions accurately and efficiently.
• Maintain office systems/software and working procedures.
• Efficient diary planning.
• Correctly record all messages, viewings and appointments.
• Activity reports as required.
• Bring complaints to the attention of your Line Manager immediately.
• Build and maintain excellent working relationships with landlords and tenants.
• Inform your Line Manager of ideas which may improve performance and efficiency.
• From time to time perform duties outside of this job description reasonably requested of you.
Main Objectives:
• To achieve pre-agreed targets, operating to the standards required by the company.
• Demonstrate high standards of professionalism, courtesy and efficiency in dealing with the public.
• Maximise opportunities for viewings, lets, market appraisals and instructions.
• Seek to increase office market share and generally promote ‘brand awareness’.
• To operate with the confines of the Housing Act and lettings legislation.
• To operate to the standards set by our regulatory bodies.
